It's not just a Gucci Mane phrase. It's a real estate strategy that ironically seems to be catching fire here lately. It stands for Buy, Rehab, Rent, Refinance, and Repeat. Basically buying houses that needs some loving, fixing them up and renting them out. Then after some time, or seasoning, you refinance and pull equity out to repeat the process with another house.
With every investment, there's pros and cons to this strategy. I am not going to inject my personal opinion into the matter at all. A major pro is that you will always have cash on hand for another deal. A downside is the variables you're relying on to make it a sound investment.
